Mirdif Hills is a sub-community of Mirdif, Dubai.

Mirdif is a district, located at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Al Musalla 27th Street (D89).

Timeline

Construction began in January 2017 and was completed by 2020.

GUIDE

Mirdif Hills is a mixed-use residential, commercial and retail development in Mirdif. The project was re-launched in 2015 by Dubai Investments Real Estate Company, the real estate subsidiary of Dubai Investments.

Costing AED3 billion, Mirdif Hills is the only freehold in Mirdif and contains a total of 1,054 apartments, a four-star hotel, 128 serviced apartments and a 230-bed hospital on a 3.9 million sq ft site in Mirdif close to Mushrif Park.

It was constructed in two phases across three ‘avenues’ – Janayen, Nasayem and Al Multaqa – and was completed in 2020.

Janayen Avenue

The Janayen Avenue community contains a mixture of residential units ranging from one-, two- and three-bedroom apartments, to three- and four-bedroom duplexes.

The residences have been designed as a series of ‘Vertical Villas’, an architectural concept in which many villas are built in one single building, rising up vertically.

Nasayem Avenue

Nasayem Avenue, situated at the centre of the Mirdif Hills master plan, is surrounded by a gated community garden and comprises several residential buildings containing two- and three-bedroom apartments, and three- and four-bedroom duplexes.

Al Multaqa Avenue

Al Multaqa Avenue contains a 116-room hotel, 128 serviced apartments, restaurants, cafes and retail spaces.
The plot, which is located at the centre of Mirdif Hills, also contains a mixture of 300 studio and one-bedroom apartments.

TRANSPORT & ACCESS

Commute times by car

From Mirdif Hills it takes roughly 23 minutes to drive to Dubai Mall, 35 minutes to Palm Jumeirah, 33 minutes to Burj Al Arab and 38 minutes to The Walk JBR.*

Airport proximity

Dubai International Airport (DXB) is roughly 11 minutes’ drive and the new Al Maktoum International Airport is roughly 49 minutes’ drive.*

Road access

Mirdif is close to Dubai International Airport and within easy reach of Dubai’s leisure and business districts, metro stations and major traffic routes.

DESIGN STAGE

Projects often go though a number of design revisions as they progress and developers may or may not honour their original plans when it comes to architectural designs, amenities and landscaping. The images below are provided as a means to compare the original plans with the realised development.

CONSTRUCTION HISTORY

The project is on land that was initially cleared for development in 2004. Most of the preparation works for the first phase, containing 1,054 of the 1,400 homes planned, has already been completed.

The start of construction was announced in January 2017 and completion of the homes was expected to be by the end of 2018.

By April 2017 the excavation and shoring works for Janayen and Nasayem Avenue had been completed and foundation work was in progress, and piling works for Al Multaqa Avenue had been completed.

As of July 2019 Janayen is 98% completed and ready for handover while the overall progress on the clusters Multaqa, Nasayem are at 55%, 96% respectively.
